The Bay of Plenty is one of New Zealand’s fastest-growing regions, anchored by coastal Tauranga and the geothermal tourism city of Rotorua. Strong lifestyle appeal and steady population growth keep rental demand high, especially near the coast.

Popular flatting areas

Tauranga and Mount Maunganui are the in-demand beachside centres (see the Tauranga page for detail). Papamoa is fast-growing with newer, family-friendly builds. Rotorua is generally more affordable, with tourism, forestry, and health sectors driving demand. Whakatane and Te Puke add smaller-town and horticulture-driven options.

Getting around

Baybus serves Tauranga, the Mount, and Papamoa, with a separate network in Rotorua, and State Highways 2, 29, and 33 connect the main centres. Coastal cycling and walking routes around Tauranga harbour are well developed, but most renters outside the city rely on a car.

What to expect

Coastal demand is strong and supply near the Mount can be tight, so have your references and ID ready before viewing. Rotorua offers better availability and value inland. The kiwifruit and forestry seasons can spike demand for short-term and shared housing in the smaller towns.
